Property valuers in Mallorca assess houses and flats before a purchase, a sale or an inheritance and uncover the risks that sales particulars leave out: unregistered extensions, a missing certificate of habitability (cédula de habitabilidad), damp or inflated price expectations. For foreign buyers in particular an independent valuation is worth its weight in gold - it supplies arguments for the negotiation and protects against expensive mistakes in a market with wide price spreads.

There is no flat rate - fees depend on the scope of the job. A brief pre-purchase inspection costs considerably less than a full written valuation and condition report, and the price is driven by the size and age of the property, its location on the island, the amount of paperwork to review and the purpose of the report, for instance for a bank or an insurer. A reputable valuer will quote a fixed fee after an initial conversation - ask for it in writing before the site visit.
A survey is not a legal requirement for a purchase in Spain, but for foreign buyers it is money well spent. Independent valuers regularly uncover issues that sales particulars leave out: unregistered extensions, a missing certificate of habitability (cédula de habitabilidad), damp or simply an inflated asking price. The report also gives you solid, factual arguments for the price negotiation.
A full report covers four areas: the location and surroundings, the structural condition of the building, the fittings and energy efficiency, and the legal paperwork - land registry entries, licences and the habitation certificate. In Mallorca, particular attention goes to whether what has actually been built matches what is registered, since unregistered extensions and conversions are a common finding, especially on older fincas and country houses.
The process starts with an initial conversation to clarify what you need: a purchase decision, a sale, an inheritance or financing. The inspection itself is usually completed in a single visit; the written report follows afterwards, with the timescale depending on the size of the property and how complete the paperwork is. If you are working to a deadline in a purchase, say so upfront so the valuer can plan accordingly.
Check three things: independence (the valuer must not be paid by, or commercially linked to, the seller or the estate agent), demonstrable experience with Mallorcan property and its quirks, and transparent pricing with a fixed quote before you commit. Ask for references and reviews, and confirm that you will receive a written report in a language you fully understand - many valuers in Mallorca work in German and English as well as Spanish.
