There is no reliable per-square-metre figure without a proper design: serious builders price against a detailed specification, not a brochure rate. The biggest cost drivers are the level of finish, plot location and access, the amount of groundworks or hillside excavation, and whether you commission the structural shell only or a turnkey handover. Compare quotes by scope rather than by the bottom line, and agree in advance how variations will be priced - that is where most budget surprises come from.

What is the difference between a constructora, a main contractor and a promotor in Mallorca?

A constructora is the building firm that carries out the work: the structural shell, its own crews and often the fit-out as well. A main contractor (contratista principal) additionally takes responsibility for every trade through to key handover, giving you one contract partner and one point of liability. A promotor is a developer who builds on his own land and sells the finished property. For most private clients the safest set-up is your own architect plus a main contractor: the architect designs and supervises the works (dirección de obra) while the builder builds - two independent parties keeping an eye on each other.

How do I find a reliable building contractor in Mallorca?

Start with the company itself: a registered S.L. with a CIF tax number, a real business address and a track record that spans more than one economic cycle. Visit at least two completed projects and one live site - fall protection, tidy scaffolding and orderly materials tell you more than any brochure. Then speak to previous clients and ask three questions: was the programme kept, how were variations handled, and did the firm come back to fix defects after handover? Finally, ask to see insurance certificates and confirm the workforce is properly registered.

What insurance should a construction company in Mallorca have?

Public liability cover (responsabilidad civil) is compulsory and worth verifying before you sign anything. For a new build there is also the seguro decenal - this ten-year structural warranty insurance is taken out by the developer (promotor), not the building firm; it is voluntary for owner-occupiers but effectively required if the property is sold within ten years. A reputable firm will also employ registered staff and document its health and safety measures (prevención de riesgos); undeclared labour on your site can become a liability problem for you as the owner.
